Location, Location, Location
References to the nowadays cliché expression “Location, Location, Location” designating the “three most important” factors comprising property value, date back to 1926 where we have its first recorded appearance in a Chicago Tribune property ad. The truth is, that although there are many ways to enhance the value of a building, not much can be done for its location, especially relating it to its use. Simply put, not all locations are appropriate for all uses and when looking for property, one need to have a clear understanding of intended use in relation to financial capability and return on investment. Timing, opportunities identification, property condition or land development options are all critical factors and due diligence is required before property acquisition decisions can be made.
